Description

Our client is a leading investor, developer and asset manager operating across North America and currently looking for an Associate, Real Estate Operations. This is a great opportunity with growth potential. The role will be based in office (located downtown Toronto). 

Position Overview:

Our client is seeking an Associate, Real Estate Operations to join its high-energy, fast-paced team reporting to the Managing Director, Real Estate Operations. You are passionate about real estate operations, asset management and analyzing data, and you have previous experience as an analyst at a property management firm or asset manager. You have an entrepreneurial mindset and want to work in a collaborative in-office environment. You strive for excellence and will be key to help deliver exceptional results for the overall success of the Real Estate Operations and Asset Management Team. Experience working with Yardi and Argus is required.

Key Duties and Responsibilities:

  • Assist and support the Real Estate Operations team and works closely with other teams including Investment, Development and Asset Management teams.
  • Create and maintain financial models using Excel and Argus for existing portfolio and new acquisitions.
  • Perform key metrics reporting including leasing, occupancy, profitability and weighted average lease term reporting with a strong attention to detail.
  • Analyze profit & loss statements and provide variance analysis action plans to maximize NOI.
  • Creates the playbook to analyze our ESG initiatives.
  • Review property manager and acquisition budgets including income and expense analysis and capital plans, comparing budgets and plans to pro forma expectations and industry benchmarks.
  • Assist in new property technology initiatives and implementations.
  • Work directly with Property Managers and internal managers to deliver accurate and timely reports to the Leadership team.
  • Review monthly operating statements and evaluate financial performance relative to budget and forecast.
  • Assist with monitoring renovation and capital projects, including status and cash flow management.
  • Assist in the preparation of reporting cash flow projections, re-forecasting, distributions, or capital calls.
  • Prepare internal property valuation models using Argus and Excel; compare internal valuations to external appraisals and provide insight into differences.
  • Manage the quarterly property valuation process and preparation of internal and external reports.
  • Maintain portfolio asset roll-up and cash flow model.
  • Forecast returns at the property and portfolio level based on actual results and new acquisitions.
  • Compare portfolio model to financial reporting and corporate financial model.
  • Prepare property capital investment plans including achievement of net zero targets and other payback analysis as well as track project completion/cash flow timing to budget .
  • Undertakes other ad hoc requests related to investments, development, ESG and project management as required.

 

Candidate Profile:

  • Bachelor’s degree in business, finance, or real estate
  • 3-5 years’ experience as an analyst at a property management firm or asset manager is required
  • Direct experience in real estate operations and capex modeling is required
  • Experience with student housing, residential development, hotel, and senior living is considered a strong asset.
  • Advanced knowledge of Microsoft Excel, proficiency in ARGUS Enterprise and Yardi.
  • Knowledge of commercial leasing is an asset.
  • Superior communication skills, both written and verbal, with a successful track record working with internal and external teams.
  • Strong interest in AI and continuous improvement.
  • Superior financial analytical and problem-solving skills with the ability to multi-task.
  • Proven ability to think logically and highly motivated to deliver results.
  • Friendly and professional demeanor with a positive attitude.
  • Willingness and ability to work in a fast-paced office environment by being flexible/adaptable and responding to changing circumstances.
